How can I arrange a viewing if I'm not currently in the UK?

Our properties have online virtual tours available for you to explore. If you need further assistance, our lettings team can arrange a live virtual tour. We're here to make sure you feel fully confident in selecting your new home, so don't hesitate to reach out for support.

Do I have to pay council tax as a student?

In the UK, full-time students are exempt from paying council tax.

Can you explain the ‘Fair Usage Policy’?

The Fair-Bills-Inclusive Policy applies to tenants with rent that includes utilities. It is designed to keep utility usage within reasonable limits while providing tenants with peace of mind by avoiding unexpected charges.

What if I need to move out before the end of the tenancy date?

If you wish to end your tenancy early, please contact us to discuss. Typically, tenants remain responsible until a new tenant is found. While it's the tenant’s responsibility to find a replacement, we’ll support you throughout the process.

Is it possible to extend my lease if necessary?

Of course! We always prioritize our current tenants for lease renewals. Just get in touch as soon as possible if you'd like to stay with us for another year!

Who covers the cost of the utilities?

If your tenancy doesn’t include a 'Bills Inclusive' package, you'll need to cover the costs of water, gas, electricity, phone bills, and TV licence.

How much deposit do I have to pay?

The deposit amount is equivalent to 1 month's rent per person.

 Guarantor Queries

What is a Guarantor?

A Guarantor is an individual based in the UK who agrees to pay the tenant’s rent if they are unable to, as well as cover any damages to the property.

What makes me eligible to be a guarantor?

To qualify as a guarantor, you must meet one of the following criteria:


a) Own a property in the UK and have a stable income (from employment, self-employment, or a pension)


b) Live in the UK and earn at least 5 times the tenant's annual rent share.


You'll need to provide proof of homeownership/address, proof of income, and proof of identity.
